Expansive east facing glass maximizes views of Silver Lake. To minimize material waste and simplify construction the foundation uses insulated concrete forms, and prefabricated steel frame with insulated wall panels. Interestingly, the building once housed a downtown car dealership and is listed on the National Register of Historic Places. The thick concrete floor slabs and large concrete columns no longer need to support automobiles, but they do lend a sense of permanence and strength to the space. 10K Architecture was able to utilize existing architectural elements in the design while also enhancing the character of the space with new interventions. This approach saved the contractor time in constructing the build-out and kept the budget in check. This move left space for three additional living units for the apartment community in the former leasing office location. A maker’s space was created from an existing dark and dated office space. The design creates a sense of calm and promotes well-being for both clients and the Hamm Clinic team. The design flips the traditional corporate office model layout by shifting private offices to the interior, thus allowing common areas and open work areas to have more access to natural light. Also, rather than place the break room towards the back of the space, the break room becomes a part of a communal lobby with a lounge, coffee bar, and full kitchen. The 1920 7-story building was listed in the National Register of Historic Places in 1997. The proposed conversion has been carefully designed to maintain original historical ceilings on the street level, which are now home to boutique retail stores and award-winning restaurants. Proposed unit designs will feature 12 to 14 foot ceiling heights with custom kitchens, polished concrete floors, and luxurious bathrooms. The 7th floor will feature a unique lounge space adjacent to a spacious roof deck for residents. The underused and problematic indoor pool has been converted into a spacious community room and state-of-the-art fitness center, complemented by an expanded leasing office, a pool-side game room, and a dedicated work-from-home space that is equipped with all the essentials for productivity. The renovation preserved the building’s most striking architectural feature—wood glue laminated beams and ceilings—meticulously cleaned and exposed to serve as the foundation for a mid-century modern aesthetic throughout the clubhouse. The newly designed spaces include work from home rooms, the leasing office, a grand clubroom with kitchen and living spaces, and a pub room. Daylight is maximized through the use of glass and maximizing ceiling heights. The design features unique custom elements including a chain link curtain accent wall, blackened steel fireplace, and custom built-ins.
