      <image:caption>Excelsior, Minnesota (Under Construction) Located in a protected wetland area on steep slopes, additional setbacks severely limited the buildable area of the site. 10K worked closely with the client to design an efficient floor plan that fits within the site parameters and meets programmatic requirements. Expansive east facing glass maximizes views of Silver Lake. To minimize material waste and simplify construction the foundation uses insulated concrete forms, and prefabricated steel frame with insulated wall panels. Interestingly, the building once housed a downtown car dealership and is listed on the National Register of Historic Places. The thick concrete floor slabs and large concrete columns no longer need to support automobiles, but they do lend a sense of permanence and strength to the space. 10K Architecture was able to utilize existing architectural elements in the design while also enhancing the character of the space with new interventions.       <image:caption>Saint Paul, Minnesota (In Design) 10K Architecture is working with Pak Properties and Halverson Blaiser Group on the conversion of the historic Hamm Building in Saint Paul from office to luxury apartments. The 1920 7-story building was listed in the National Register of Historic Places in 1997. The proposed conversion has been carefully designed to maintain original historical ceilings on the street level, which are now home to boutique retail stores and award-winning restaurants. Proposed unit designs will feature 12 to 14 foot ceiling heights with custom kitchens, polished concrete floors, and luxurious bathrooms. The 7th floor will feature a unique lounge space adjacent to a spacious roof deck for residents. The design aesthetic has been conceived to be contemporary yet complementary to the building design and will feature custom metal work and cabinetry, unique lighting, and an industrial yet refined material palette.</image:caption>

The renovation preserved the building’s most striking architectural feature—wood glue laminated beams and ceilings—meticulously cleaned and exposed to serve as the foundation for a mid-century modern aesthetic throughout the clubhouse. The design of the new spaces draws inspiration from these original wood ceilings, blending contemporary touches with classic charm to create a cohesive and inviting atmosphere. 10K assisted with full interior design including selections of all interior finishes, lighting and plumbing fixtures, furniture, and accessories.</image:caption>

In addition to the dated decor, the prior space was not functional for apartment leasing, office operations, and residents use of amenity spaces. The newly designed spaces include work from home rooms, the leasing office, a grand clubroom with kitchen and living spaces, and a pub room. Daylight is maximized through the use of glass and maximizing ceiling heights. The design features unique custom elements including a chain link curtain accent wall, blackened steel fireplace, and custom built-ins. In addition to the architectural design 10K assisted with interior design including furniture and accessories selections.</image:caption>

This 4,842-square-foot space, located on the 10th floor, is designed to take full advantage of the surrounding views. Building on their previous collaboration at Shine Wealth’s Eagan location, the Carlson project continues to reflect the established brand standards, which include bright finishes, ample natural light, and a modern yet welcoming atmosphere. The office features premium advisor offices, flexible open workspaces, a custom coffee bar, and a variety of casual seating areas for both work and relaxation.</image:caption>

      <image:caption>Golden Valley, Minnesota 10K Architecture partnered with Centerspace to renovate the common areas at Arcata Apartments in Golden Valley, Minnesota, enhancing leasing functionality, improving space efficiency, expanding amenities, and modernizing the overall aesthetic. The main-level lobby, lounge, leasing offices, and mail/package areas were reconfigured to improve flow and usability, including the addition of a game room with bar and a new package room. The second-floor fitness center was relocated to the main level, allowing the former space to be converted into a residential unit—creating significant value for ownership. The upper-level community room received cosmetic updates. The refreshed design is modern, bright, and inviting, featuring patterned felt walls, custom artwork and furnishings, and layered geometric forms and textures that create dynamic resident spaces.</image:caption>

The food hall is to feature unique food vendors, self-serve beer taps, and a variety of comfortable sitting areas. Also included are a VIP lounge, gaming area, and overlook to the Pickleball courts.
